Looking For an Investor Friendly Real Estate Agent in Cleveland Ohio

Hello, my name is Julian and I am looking for an investor friendly real estate agent in the Cleveland Ohio area.

I currently own three investment properties and I am ready to make my next purchase as soon as possible. I would like to start getting out and looking at properties as soon as next week if possible (11/18 as of writing this).

The areas I am currently most interested in purchasing my next investment property include:

Garfield Heights
Shaker Heights
Maple Heights
Highland Hills
Warrensville Heights
Old Brooklyn
Parma
Brooklen
Cudell
Detroit Shoreway

and possibly the immediate surrounding areas of those neighborhoods.

This will be my first purchase in Cleveland so I am open and willing to consider other areas that fit my criteria or expanding my constraints. I also plan to be mindful about any headaches that the Point of Sale inspection can bring.

My plan is to use either my own cash, private money, or hard money, I have not decided quite yet, to purchase a rehab to BRRR. My goal is to purchase a property for somewhere around 60% of ARV, renovate it and rent it out.

I have been looking at the market. specifically in some of the areas I have mentioned above, and I have been seeing rehabs around the 60-90k price point with ARVS in the 140-160k price point that meets my criteria. I want to only consider "C" grade or better areas.

I am most interested in properties in the 60-90k price point, with the assumption they will require a somewhat significant rehab.

My ultimate end goal is to cash flow a few hundred dollars a month after refinance, and ideally pulling of my cash back out. I have been active in real estate for the past four years and I am looking to rapidly grow my portfolio. I am hoping to pick up 3-5 properties over the next year.
