I am a tenant. Can I rent a room month to month on a year lease?

Can I rent a room month to month on a year lease? Can I have the option to leave with a month’s notice but get the protection of a year lease? 

I don’t want price increases for a year and if something major is broken I want to put rent money in escrow until it is fixed. I am currently looking for rooms for rent/ roommmate situations in Delco.

@Karen Closkey   Not usually and rooms for rent are normally month to month because hey who knows how you will get along.  Realistically most people don't raise rent multiple times a year. As for putting money in escrow for repairs read your state landlord tenant laws on that, it would be for major things and for me in a room lease if the heat goes out and they won't fix it, I am leaving.
