Looking for help with a partnership agreement

Hi there, I am needing help compiling a win win partnership agreement for a purchase of a mobile home park that will need a significant amount of work to turn over. I am providing capital and my partner will be managing. I am needing help formulating the structure and compensation schedule that will make sure there are mile stones in place. I've never done a partnership before and am unsure the best route here. Thanks!
