Multi-Family in New York (Rockland/Westchester County)

Hi everyone! My wife and I just listed our home for sale in Nyack, NY and are looking to purchase a 2-4 unit multi-family property that needs some work to house-hack. We love Nyack and would prefer to stay in this city, but are open to buying anywhere in Rockland or Westchester County in NY. We're coming away with over $200k in profit from our sale with good income from our W-2's so our budget is flexible. This would be our first multi-family but are hoping to buy a few more over the coming years. I'm reaching out to see if anyone has any off-market deals, homes that they're thinking about selling, or connections in this space to find what we're looking for. Ideally, we'd like to purchase something that needs a fair amount of renovations so we can add value to the home. Any information would be appreciated. Thanks!
