Hello. I have a great deal soon to be under contract. The client wants to avoid assignments before signing any paperwork. She wants a cash offer, no waiting, no creative financing. The solution to her problem would be to get a lender that would provide a letter with proof of funds for this transaction. unfortunately due to my lack of experience since it would be my first deal, the funding wont be possible. With this letter I could get the property under contract, put it under an LLC then sell the LLC to another investor for a profit.
The seller agreed on 200k after some negotiation. The neighborhood it's close to downtown making the location a premium investment. The one next door is being fixed and soon will hit the market at 599K.
The seller has another property on another excellent location that she is willing to sell after a successful first transaction. This property is close to a hospital and the stadium making this investment great for a short term rental like aribnb or nurse housing.
