Single-family residence other investment.

Purchase price: $32,000
Cash invested: $100,000
Sale price: $168,000

New home build
Bought the land for 32k
100k total investment

What made you interested in investing in this type of deal?

I love the middle class sector

How did you find this deal and how did you negotiate it?

Watching YouTube 2019

But I've been in construction 20 years so I know how to build homes.

How did you finance this deal?

Another pipeliner funded the entire deal plus lunch. I managed the fund plus contractors we split 50/50

How did you add value to the deal?

My extensive construction knowledge plus I can sell yellow snow !

What was the outcome?

I should not have been so afraid to fail which I have not yet ! Should have dropped out of high school and started back in 1997.

Lessons learned? Challenges?

Managing contractors. Not being so generous i love to help people but they love to take a mile!
