I have a 60 room building with 2.1 ac and a 8 hoop indoor basketball court and 753 seat movie theater . Each room can be a 1, 2 ,or 3 bedroom apartments . It was a school and needs to be converted. I got estimates 3 yrs ago 400k to make the brand new ready to rent. It was appraised at 5 million dollars as it sits and the appraiser told me it will be worth around 15 + million dollars when it's done. This building would cost 50 million dollars today to build.
