I have a land deal under contract in Macon, GA, but I'm unsure if it's worth keeping. Looking for your insights on its potential and if it's worth wholesaling.

Property Details:

  • 4 Vacant Lots
  • Location: Macon, GA
  • Seller Financing Available (See terms below)

Deal Terms:

  • Total Purchase Price: $18,000
  • Down Payment: $2,160 ($500 earnest money)
  • Monthly Payment: $500
  • Term Length: 16 months
  • Interest Rate: 5%
  • Balloon Payment: $8,675
  • Closing Costs: Buyer to pay all closing costs

Additional Info:

  • ALL LOTS have water and sewer available
  • Zoned for SFH
  • No surveys or soil tests available.
  • All lots except Mogul Rd recently had homes on them (now demolished, no foundation)
