Looking for a good rental investment in New Jersey

We are looking to purchase a rental property with a positive cash flow, we reside in Jersey City and all the properties seem to be either out of our budget or not having a positive cash flow potential.

Is there any viable area in NJ for an investment property or should we be looking at other areas?

Also with the current high interest rates are multi-family homes the only option?

We are also looking for a good investment agent to work with and what would be the best way to connect with one?
