looking for a long term rental investment partner

I have been doing real estate for the last year and have been doing fabulous in it! My dream is to flip homes with my partner who is in construction. I found a great rental property that already has tenants and want to buy it. However, we are in the process of buying a home and land and i have a “variable income” and dont meet the 2 year requirement yet. I am looking for someone willing to go in on the investment with me. I have money saved just dont qualify.
