Job Role: What Does a Land Acquisition Manager Do? As a Land Acquisition Manager at WMS Land, your primary responsibility is to identify and secure land acquisition opportunities that align with our business goals. This role requires a proactive approach to lead generation, deal analysis, negotiation, and transaction management.
Key Responsibilities:
- Lead Generation: Utilize various marketing channels (e.g., direct mail, cold calling, SMS) to discover potential land acquisition opportunities.
- Deal Analysis: Conduct initial due diligence to assess the feasibility and profitability of potential deals.
- Negotiations: Act as the primary negotiator with landowners to secure favorable terms for land acquisition.
- Transaction Management: Oversee the acquisition process from agreement to closing, ensuring smooth transitions and coordinating with relevant parties such as title companies.
Compensation Structure:
- Commission-Based: Earn a competitive 10% commission on the sale price of each property acquired. This commission reflects industry standards and incentivizes performance.
- Advance Payment: Receive a $500 advance upon acquisition of each property. This advance serves as immediate compensation and is reconciled against the final commission upon sale.
