Investor or Private Lender needed to Partner with on 1st New Construction Deal

Good afternoon everyone,

I'm looking for a PML/Investor to partner with on my 1st New Construction deal. I currently have a vacant lot under contract in Kannapolis, NC 28081 that is .52 acres and includes city water, sewer and gas line. I have a complete team ready to go. I have great builders, Inspector, RE agent etc. Just need to raise the funds now and as you all may be aware, it is challenging to obtain funds when you have no skin in the game already. I have my builders budget and all pertinent details to provide. The ARV is strong after build is complete, leaving some good meat on the bone at exit. Really looking to get this deal done and would hate to walk away from this opportunity. Any strong recommendations or suggestions would be very helpful. I don't mind providing more profit on the backend of the deal to the partner as I'm more concerned about creating the relationship and getting my feet wet with this first deal. Thanks in advance.
