Looking for PML in 2nd Position

I am looking for an additional 275k to finish a single family project in NC. I have 1.075M loan currently with TD Bank. The house is 75% complete and once funds are received should be complete in 3 months. The home is 6k sqft with a 2.5k sqft finished basement. 

The home needs primarily finish work. Finish installing interior doors, bath vanities, bath tile, and paint. Outside requires deck, patio, grading, and other flat work.

I have two exit strategies.
1). List it for sale once complete for 2.3M. Based on sales comps this is the suggested sales price from my realtor. I have a recent appraisal for 2.38M

2). Once completed, restructure loan and keep as primary or luxury rental.

I would be offering a 20% return
