@Nishesh Jambudi, what is your investment strategy? LTR? STR? MTR? Rent-by-the-room? As I'm sure you're well aware, with current interest rates and overall market conditions, it isn't easy to source and acquire long-term cash flow deals unless you're going off-market. I've informed many that Atlanta is quickly becoming an appreciation-based investment market.

With a max budget of $400k, you can buy properties in great A-class markets with sound school systems. However, you can only expect cash flow if you intend to make a significant down payment.
