Partnership Proposal: Mobile Homes on Land
Dear Potential Partner,
I am seeking a 50/50 partnership with an individual who has experience and proven success in flipping mobile homes on land in the South and/or Southeast.
I have excellent credit, a strong work ethic, and ~$300,000.00 in cash to cover acquisition costs, repairs, renovations, site preparation, holding, and resale. Additionally, I am willing to dedicate 100% of my time, effort, and physical labor to learning this niche and building our partnership.
I am looking for a partner who can provide expertise in identifying undervalued mobile homes on land, knowledge of effective renovation techniques, and cost-efficient improvements to maximize profit margins. This individual should have established relationships with banks, brokers, and other key players to ensure a steady pipeline of acquisitions and expedite the sale of rehabilitated mobile homes on land. They must also be willing to dedicate 100% of their time, effort, and physical labor to the venture.
My proposed structure involves sharing profits equally, making joint decisions on acquisitions, renovations, and sales strategies, and managing day-to-day operations together. I will initially provide the finance, while you “show me the ropes” and provide strategic guidance. I expect we will both work hands-on until the first few projects are completed successfully.
This partnership aims to enhance profitability by combining financial resources with industry expertise, enabling the acquisition, rehabilitation and resale of more mobile homes. I am confident in the mutual benefits of this partnership and welcome the opportunity to discuss it further.
