Non-QM Delayed financing on a BRRRR

Conventional financing is not an option anymore since I'm at the 10 max investment properties , I'm Looking for a lender than will lend up to %75 of the new appraised value (ARV), Not %75 of the cash purchase price, this is a delayed financing scenario within seasoning period. 30 year fixed, full doc, personal guarantee, 780 FICO
