Performing 1st position note

I am looking to purchase a performing note. 1st position on a SFR, UPB in the 105k-130k range, at least 6 months of on time payments, and <70% LTV. If anyone has anything they would like to sell please let me know. Thank you

Thank you for the reply. Unfortunately I have been checking paperstac but there is only 2 SFR notes currently with an unpaid balance of what I'm looking for.. both notes are newly originated. If I expand my search for land notes I have more options but at this time I am really only looking for occupied SFR.


we have one for sale. Borrower reinstated the loan in December with $50k in payments and has been paying since. UPB is $125k and has a balloon in 5 years.

Curious, why did you pick a UPB in that range? You can find a good amount of loans between $50-$100k and property values would still be north of $200k.
