Looking for Long Term rental Properties

Hi everyone, 

I am new to rental property investment. I am a passive investor looking for good investment opportunities in Austin, TX area. My budget is close to 350K. Would need as less of negative cash flow as we can get (positive cashflow will be awesome). Being passive investor, need properties, which does not require that much upkeep. 

Looking for suggestions on neighborhoods from this awesome community.
