Multi unit backyard sidewalk repairs - contractor recommendations?

The sidewalk my tenants use to access trash alley and side entrance to my multi unit is all sorts of bad (cracked, lifted, trip hazard).

Starting to get bids for ~350 square feet of concrete paths to be replaced.

1) any Chicago contractor recommendations? Licensed/insured/will specify work in written form (how many times this doesn't happen is truly frustrating)

2) probably for an accountant, but the work is repair, which are deductible against rental income rather than capitalized?

    Hey Jonathan - I don't have a firm stance yet on what the cost should be. Still collecting quotes - but cursory reading has shown that I should be looking for something in the ~$15-20 per square foot mark. One quote I got was $40, and that felt high.

    However - the project on my side of the building is ~350 sq feet, and I have another 150 square feet of gangway my neighbor is considering splitting which I'm factoring in separately.

    And while I'm at it, I've also debated rebuilding my chimney since it's in pretty crummy shape to add additional work to the scope.
