ISO real estate agent in northern NJ area who has RE investing experience
I'm looking for BRRRR-able properties in northern NJ. It might be tough to get all money out with BRRRR in Jersey, so it's OK to leave some money behind. BUT I still want as close to as BRRRR-able conditions.
This will require distressed properties (off-market, Shortsale, foreclosure, estate sales, etc.) and some properties in really bad shape. I don't mind going through full rehab (full gut and rehab).
The criteria I'm looking for from buyer's agent is this.
1. Quick response from email/text and showing arrangement.
2. Investor mindset meaning I'll put the money and it will give me good return. I'm not looking for my family house where my memories will grow. Numbers talk in the investing.
Yes, that's all I need.
Additional characteristics I'm looking for.
1. Recommendations on electricians, plumbers, general labor
2. Good title company
3. Connections to off-market deals, experiences in distressed property deals
I've tried couple of agents in NJ and they don't understand investing. It's a big red flag for me. I can try to find on my own, but if you guys can recommend some good investor friendly agents, let me know. I buy as long as numbers work.
I moved from PA a few months ago. Right after coming to NJ I went through a commercial space rehab for business and built some connections with contractors, lenders, etc. and would like to build my investment portfolio in NJ from now on.
Areas I'm looking at is Teaneck, Bogota, Paterson, Newark. I'm in Hackensack area, so Teaneck, Bogota, Paterson are more likely for now. Newark can be tough to understand the market for me yet. Seems like a high rental, but areas can be good or not so good by one street.
Any tips on northern NJ investing will be greatly appreciated, too!
