Looking for Investor for Flip in Vermont

I'm looking for an investor for a flip I'm working on in Rutland, VT.

The various scenarios on this deal range from 7% return in 12 months to about 100% return in 9 months. My middle ground analysis predicts about 39% return.

The house is a duplex with one side gutted and the other needing cosmetics. All work will be done by a GC in the area.

Ideally I'd like to buy all cash, but I have no problem getting a rehab loan. Payback will be on a waterfall schedule.
