Not trying to be a dick or discourage you but frankly flipping in the dc region is pretty close to impossible right now, and frankly Howard county probably has the least value add of anywhere in our region, there’s simply not enough distressed property so the few properties a year that are distressed get bid up by primary residents well beyond what an investor could pay & make a profit on.
