Down payment gap funding needed ~150k

Hey guys! I'm looking at multi family property around the Metro West MA area. I have about 50 K saved and looking for another ~ 150 K in gap funding to complete a down payment and obtain a commercial mortgage. I'm looking at 2  properties which are cash flow positive and I was curious if anyone here deals with this kind of stuff and what kind of rates/figured I'd be looking at?
