Monticello, NY home, motivated seller

I am in California and I have a client who lives in Florida that wants to sell their home in Monticello, New York. They own it free and clear, and it is vacant. They are very motivated to sell quickly because they are tired of paying the taxes.

They say that it is in excellent condition with many upgrades. It sounds like it may be worth buying and flipping without doing much work, if any. I am not familiar with the area so I can't run the numbers.
