Property Manager Recommendations

Hello bigger pockets.

I purchased a property in may of 2023 from a wholesaler in Jackson MS. Here are the promised returns: 50K for the house, 10K in repairs, 10K in fees and it will be rented for 1300 a month. Fast foreword two contractors and a different property management company all together I have paid 20k over initial budget for construction and had 6 months of vacancy because of terrible property management. Does anyone have recommendations for good property management companies (jackson ms) as i am struggling to get the current ones to do anything without first being told by myself to do it. I keep getting pawned off to another person every week or so and struggle to hold anyone accountable. They take weeks to resolve anything and it feels like they waste time doing anything. Weeks to upload photos once the property was rented. Rents late by 19 days and nothing happens until I start to reach out by calling, texting, emailing. We have communicated through hundreds of emails for the past 8 months and I just want someone who will actually care about me as a landlord and at least have the decency to communicate with me instead of me initiating all the time.
