Refi C2 Commercial small office space

Good afternoon BP community,

I have a cash flowing fully rented out and occupied small office space just north of downtown SA. It is under contract until June 2024 for now and has been rented out since I bought it over a year and a half ago. I have been looking to cash out refi or rate and term. Any local lenders that do full commercial you all recommend?
