Our buy box is a house that needs repairs, cats , termites, tear down, has tenants, vacant,  off market, no active mls, no seller representation.  Our typical seller is an owner with a problem, in some distress, often not realtor or list friendly, with property not financeable, has title issues, and needs speed, cash, flexibility and convenience.
