Pro Tip: Don't use normal real estate agents

Pro Tip:

When you're buying an investment property, be sure to use a real estate agent who specializes in representing investors.  A lot of agents will say they can help you (especially now that times are tough for agents), but they are not your best option.

Great point!  I agree with you 100% that normal brokers don't have access to the deals (that's exactly why I made this post!).

However, in my experience, investor-focused agents like @Dean Harris have tons of on-market AND off-market deals. They usually have a huge network of wholesalers they work with and a large list of investor clients who always have off market properties and packages available that the MLS and other Realtors don't know about.

Most investors can't search for deals full time so they use an agent to help them. My word of caution and advice to those investors is to make sure the agent they use is an experienced, investor-focused agent who has access to ALL of the deals (not just a regular agent who is only looking on the MLS), especially when looking for great investment opportunities in Memphis!


 Maybe so, I have yet in 1 years to find a realtor that is worth their weight. Even my personals I live in, I found, I negotiated, the agent knew nothing about the property and made 15k. All my rentals about 500 I have done, all off market. I am certain there are some good ones out there, but not many. Kudos to your guy,,,,,,,,,,Keep crushing it
