Hi Everyone - my LLC has a value add duplex under contract with great multi ADU potential near SDSU. We'll take this duplex to a 10-unit property in 18-24 months! Cash on cash return is 8.12%-12.95% and internal rate of return is13.86%-18.69% after refinancing as a stabilized 10-unit.

I've been investing in San Diego real estate for the last 6 years doing buy/holds, flips, development and syndication. I'm a CPA.

My LLC is looking to joint venture with a capital partner for a 50/50 equity split. Let me know if you are interested and if not, if this deals adds value to anyone in your network acting as the capital partner. I can email all info. Cheers, Casey
