House Hack/STR Duplex

Hi, guys. Interested in house hacking a duplex where I live on one side and have the other side operate as an STR in Austin, TX. I've lived in Austin a yr ago and know regulations have changed. What're your thoughts? Also, if there are any hard money lenders here? Or if anyone can point me in the direction on where I can find them in Austin.
