Looking for BRRRR or flip opportunities in the Philadelphia area.

My name is Darin Friel and me and my business partner just finished a BRRRR project in the Port Richmond area. We're currently looking for new projects to acquire. We are trying several strategies including mailing out flyers and driving for dollars but no luck yet. Looking to get into contact with some local realtors or investors. Any other advice on finding new projects is greatly appreciated as well.
