95% or 100% LTV Hard Money and/or Private Money

Hi - my wife and I have a GREAT deal under contract - quadplex in raleigh for $650k, with an ARV of $1.88M with max $200k in renovation costs. We have a few lenders we have been talking to that are maxing out at 90% LTV on the purchase price, and 100% on rehab cost, however this will take up pretty much all of our available capital. Does anyone know of a reputable hard money and/or private lender that offer terms of 95% or 100% LTV? It's a crazy good deal, and we're willing to take a higher interest rate if it means using less of our available capital. Thanks!

I can appreciate if y'all don't want this smoking hot deal to get out there, but just to make sure y'all around about to lose your shirt, feel free to DM me with address or some general location of where it is to do some analysis, because @Ned Carey is spot on; awfully high ARV. And if the ARV is correct, why wouldn't they sell for more and/or just list it on the MLS? Careful.
