Newbie moving to NJ, looking for invester friendly realtor, mentor for buying a multi

Hi everyone, I transferred from California to New Jersey last month. I'm thinking of exploring the option to invest in multifamily property and live in it and make income from house hack room rentals and/or lease rentals. I'm visiting open houses in different neighborhoods around newark, elizabeth etc.. for multifamily properties ranging from 6Bed to 8Bed. I'm looking to connect with the experts around and share my intentions and also pick your brain to refine my strategy. 

(1) I'm looking to invest $500k to $700k, (2) plan to stay in the property and rent the remaining bedrooms of the unit I'm staying. (3) Also lately looking at new properties that are built into 2023( seeing some content on 5-year tax abatement - which I'm not sure of the benefits).

I haven't gone with a solid agent who is aware of and capable of helping me with a +ve or neutral cashflow pipeline of deals that intersects with a good neighborhood. I know I'm asking out a lot/out of the blue, but would love to connect with the Pros on a call, come down and meet you or buy a lunch/dinner to socialize and build some network and get some wisdom for a successful trajectory. Let me know.
