Looking for a BRRRR partner, I have the capital...

Hi All!

TL:DR Seeking to buy cash flowing rental properties that have upside or a BRRRR partner that has the skills and will to join forces for the win/win.

I have been on the forums for a while, but not active in some years. I have had rentals for a while but am down to just one nice SFR with solid cash flow, sold off several and wish to rebuild my rental property portfolio, but it seems difficult to find good cash-flowing properties in this market. Recently made a friend who raved about Bigger Pockets, has been to the conferences and inspired me to dig in deeper. Now I've read a and am ready to invest.

My friend provides the funding and has a partner who finds the deals, rehabs, rents them out and manages the rentals, my friend then refinances and they share equity, then they do it again. They have 5 rentals together and are doing great, win/win. I'm trying to find a partner that can do the same for me if I provide the capital. Also open to just purchase the right cash flowing properties if they're properly managed. 

I have a near perfect credit score (FICO is 829) and a good bit of capital to work with but don't have the time to find the deals, rehab, manage rentals, etc.  Is there anyone out there looking for a partner like me that knows the right markets that will have good rental prospects and still have appreciation upside in this market?
