I am interested in buying a cash flow investment property in the Baltimore area
Mult-family or single as long as the numbers make sense. Cash option for the property $50k to 95k and $95k and above financing (seller financing preferred or No Doc Loan).

I cannot see your location but if you are out of state buyer, I would definitely find someone in Baltimore to invest that money.
Don't invest without someone visiting the area, lower than 100K gets you in a pretty rough area. Closer to 100K you could be okay, but lower the price, rougher the area so definitely send a friend or realtor to check it out for you.
