Selling Off-market SFH Investment Property Suited For Investor
A family member who owned an investment SFH in the Miami, FL area (in Hialeah) recently passed away. We are the heirs to the SFH property and are looking to sell it to an investor here at BP. Why an investor? because we want a quick close via cash deal, someone with hard-money loan, or overall quick close (3-4 weeks top for closing). This property is not listed on the MLS or Zillow or any other listing platform.
The SFH is currently an investment property, currently has five tenants, the property is subdivided and has two homes in the same lot (largest lot in neighborhood) with all the units/efficiencies being air conditioned and having their own private entrances and parking. This property is ideal for an investor that buys and rents SFHs.
The market value of the property based on the building area, lot size, and comparable sales is $465k. Since I'm targeting investors and demanding a quick close we're willing to sell it for $370k.
