Raising money for a GOOD deal!

I am looking to buy a mobile home park in Georgia. The owner is willing to seller finance a portion of it. I just need a HML or another method to fund the down payment through possible partnership. The problem is I have never bought a property before and have no money to put in myself. I know HML's do not usually give money without "skin in the game", but I believe I can put a really great deal together with multiple exit strategies and high growth potential with the property I am looking at. I need advice on which steps to take next. I am willing to do a GP and do most of the work to get the down payment I need. I have been studying real estate investing for a while now and I know I am shooting way above my head. I believe nothing is impossible if you only ask "how can it be done?" I can create the deal and put the work in to maintain the property and grow it. I would appreciate any help:)
