Experienced Contractor and Home Inspector Looking to get started owning rentals.

After listening to the podcasts and reading the books I'd like to get started owning rentals. 

I'm a general contractor and home inspector in Eureka, California. After 16 years as a carpenter it's clear I'm not going to fund retirement from construction. So, my business partner and I started a home inspection business to generate more income on the side and to use our years of experience to get closer to the real estate world. While we are saving up our finances towards doing this all on our own it seems like we should be able to find an investor who lacks the skills to do the carpentry end of the work that with whom we can create a partnership. Any takers out there?
