Looking for 90% purchase backed by real property

Many lenders claim 100% lending, but the deals they look for are ridiculous. There's just not many properties being acquired at 65% ARV - Rehab. 75-85% is more realistic. Even at 85%, the lender isn't going to be at much risk. Anyone know of a private money lender that works with these more realistic numbers?
