These are not just MLS properties... Our computers search many web-based sites for properties... Also, in order for a property to make it on the report it has to meet certain profit criteria... This can be a very time consuming process for an investor or an agent working with an investor to sift through 100's of properties every day and pick out the ones that have a serious profit potential. I can give you some information on how we determine values - most of it is proprietary but the very very short answer is:
.'Comp value' estimates are based on available sales and listing data within zip code areas of each property, along with factors related to the county appraised value and other available data.
