Searching Ohio for multifamily deal and commercial financing

Relatively new here and looking for some advice. We have approximately $300k of 1031 exchange money to invest in a small (4-10 units) apartment complex in either Cleveland or Columbus. Looking for something in the $400k-900k price range in a C+ or above neighborhood. No major rehab, but we are ok if there is light cosmetic work needed. We understand that Cleveland will likely yield more cash flow while Columbus will probably appreciate more in value with less cash flow. First, if anyone is aware of any off market deals that fit our criteria, please send them my way. Second, if any of you know of a good commercial lender in Ohio then please send me their contact information. Finally, any general advice regarding each of those markets would be much appreciated.
