Looking for Fair Exchange Mentorship (wholesale)
Long post alert.
TLDR: I’m a relatively successful business owner (Chiropractor), who is looking to apply my knowledge and skills into a new sector (Real estate investing). I’m looking to work with someone that can help me accelerate my learning and path while being able to apply my skills for their benefit. I’m not looking just to receive or have everything done for me. I want to provide more value than I receive.
Who I Am
I’m a 37-year-old Chiropractor who has been in practice since 2014 and have become very good at building and managing large profitable clinics. I currently own my clinic, however, I have run, built, or managed 12 clinics in my career. All of which have been successful, and multiple were 6 figures/month collections clinics. I currently do very well gross, but I have been reinvesting back into my business and am looking to diversify my income streams, as to not over-extend myself in my business. Also, I own a job, not a business right now. If I’m not here, we aren’t making money. I see 30-50 patients by myself daily, but, I only work 26 hours/week (not including admin/bossman stuff). I have 2.5 hour lunches and don’t see patients Fridays, so I do have time to dedicate to Real estate. I have a work ethic that is atypical and learn very quickly.
What I’m Looking For
End goal: commercial NNN, multi-family, short-term rental portfolio. However, I want to start with whole-selling. From my research, it seems to be the best way for me to learn in-depth real estate, while building up the down payment bankroll to start acquiring properties and not having to pull profits from my business. From there, once I see success, I will then branch out to other asset classes. I am aware there are a lot of great resources out there to learn (books, podcasts, YouTube), however, I have learned in my career that the best way to learn, is to do. If I can do for someone who has already made the growing pain mistakes and can help me understand the systems and processes, then I can do much more, faster.
What I can offer: My Skills
So I am a natural salesman to my core. Chiropractic can be a really tough sell due to the public perception of Chiropractors. I have learned how to communicate to people who are skeptical and don't want to be "sold". I have done public screenings where I have had people call me a Quack to my face. Those are my favorite people to flip. I have a high conversion rate of patients who come to see me. However, I believe my biggest strength is my background and passion for marketing (lead generation). I do all my own marketing. I focus on video content and FB ads (among many other things).

I get about 5-7/week from this ad, with a high conversion to long-term patients. I actually have more ads planned, but I need more staff to handle the influx. I also have a background with developing and creating Marketing automation and systems. Ad>Landing Page>Lead capture>Zapier to google sheets>Google Sheets to Email Campaigns... Et cetera. This is how I have been able to build such large clinics so quickly. Understanding how to genuinely come across to leads to generate action, and how to convert them. I find it really fun. Lastly, I have done some house and room remodel projects that turned out great. More in a project manager role instead of all DIY. I can provide pictures for those interested.
Fair Exchange
So how I see this working, is I plan of putting together a few FB ads. I'm going to start testing the waters and I have quite a few Ideas. Video content to landing page to lead capture. For both buyers and sellers. I am historically good at generating leads. I am going to start in my immediate Market (Seattle), but this can be scaled to any market. So where the fair exchange comes in is I don't believe I am going to have a difficult time finding leads (which is generally the hardest part). I need help with the A-Z after I have the leads (specific contracts, putting together deals for buyers - Remodel costs, ARV amounts, et cetera). I have the resources for my own adspend, can do my own filming and editing, and can build my own systems. I am open to splits on deals, applying successful techniques for your use, et cetera. I'm open to a reasonable exchange.
