Cash out refi on my rental property

I am looking for a lender to cash out refi on my rental property. My rental is completely remodeled worth about 475-485k, current hard money loan balance is at 313,500. I have about 50k of my own cash into the deal with acquisition and rehab.

I’d like to get all of my money out of the deal but if I can get a loan for 360-365k that would be great.

Located in Olympia, Washing. A+ location, right across the street from chipotle, mod pizza, Safeway, about 4-5 popular restaurants, 5 min from freeway.

Currently rented for $2600 a month. Looking for a DSCR loan or private money loan or portfolio product.
