Traditional Bungalow in very active renovation neighborhood of Edgewood!
Hello Bigger Pockets and thanks for checking out my deal today.
I work for a property acquisitions company here in Atlanta called Networth Realty. I am a licensed real estate agent but I am not seeking commissions. I work on a team of agents and we only have our licenses to get homes under contract to sell to investors. I specialize in providing distressed properties to local investors at deep discounts to renovate and resell. I have an unsurpassed level of market knowledge, contacts in the industry, and exceptional wholesale opportunities. I am not your typical wholesaler I am a real estate investment specialist who does this full time on a large successful scale. I know exactly what our investors need to build a strong portfolio and we strive to bring only the best deals to the table.
Todays Deal comes in the Edgewood neighborhood in East Atlanta. This Home is a 1920s built bungalow which the most indemand and highest selling style in Edgewood with a front porch. This is the style every buyer in this area looks for. And there are dozens of renovations going on in this immediate area. Its currently is about 1800 sq ft and is 3 1 and a half. The renovation is a complete gut and remodel. I have budget room for full kitchen and new hardwoods throughout the home. Also budgeting for some reframing creating a bathroom with existing plumbing and new sheetrock, electrical, windows, siding, HVAC, I have accounted for it all! Here are the numbers:

Price..........................100k
This house with 70k will be a 3/2 ......1800 sq ft.......built 1920
I have 3 exact same style comps that have sold within a half mile and the last 6 months. 1 on the same street!
3/2 .........1333 sqft ...............built 1920 .......with 4 DOM............ Sold at 236k
3/2......1539 sqft..................Built 1923...........with 8 Dom...............Sold 238k
3/2.....1400 sq ft..............Built 1947........with 60 Dom..............Sold at 224k
My best deals typically dont make it to BP but I was working late on a Friday to get this one. My first showing is tomorrow afternoon and I dont anticipate this lasting very long. I will have a contractor with me giving me a bid in the morning and willing to walk the property with you to discuss.
