Property for sale on Ebay

Hi,

I am new to REI and have seen on ebay numerous transactions with RE.

I have a couple of questions:

1. Most sellers write, send them the money and they will send you the deed title or whatever, can this be trusted as much as regular transaction on ebay?

2. A few sellers are offering seller financing, is it a good option? are they trying to get rid of property to unsuspecting investors that want a easy deal?

3. If the above option is a good one, how can one work out ROI on land, say in 2-3 years and can I sell it, even though its being financed by the seller, and will pay back the seller once I receive the money from the buyer..?
