Property Management W-9 Tax Form Question

I recently decided to try using a property management company - interviewed them, will try one on a property and see how this goes.

I'm filling out the paperwork and...

1. W-9 Form. My property is an LLC. I report my taxes as an S Corp. My LLC (I believe) is reported as my personal income? (do I have this correct?)

My question is - I'm asked to "Check appropriate box for federal tax classification:

1. Individual; C Corp; S Corp; Partnership

2. LLC: Enter the tax classification - (C Corp; S Corp; Partnership)

3. Other: ________"

Do I check #2: LLC and as an S Corp?

Thought I'd try you all since I won't be able to see my CPA or anyone in his office for a few days. Figured this is probably an easy question and could get this off the to do list.

Thanks for your help.

Steph
