Legal "Partnership" with significant other question

I just bought a two-family house and am the sole owner. My boyfriend wants to help with the renovations- in significant funding and labor. He is doing this with the thought of us getting married eventually. If we break up for some reason, could he sue me for time and money spent on getting the place rent ready?
