IRA vs Cash Investing

Does anyone have any book or video or other suggestions that might outline which option is the best way to go for REI with retirement vs cash funds? With retirement funds of course you get the deferred taxes on profits, however you give up the depreciation and right now the bonus depreciation. Seems like cash would be the way to go, but just need some help getting clarification around this idea.

Would value add vs cash flow property make a difference on which funds you use?
