Question for a lawyer?

Hey guys,

I hope I’m putting this in the right place and just had a question. I just had my property surveyed and the property line includes 15-20 feet of what I assumed was the neighbors property. Can I create a legal document which allows the neighbor to utilize this land with the understanding that it is legally mine. And if either one of us sell the property we would disclose this to the potential buyers. This is in upstate NY and I just want to find out what the beat option would be if possible.
