Starting the separation process while refinancing home

Hi! I hope someone can provide me with some much needed advice. I need to refinance my mortgage but I've been putting it off because of my situation. The house is under my father's name only and was purchased in 2005. He added my name on the title at the time of purchase. I got married a year later in 2006. No legal changes have been made to the loan or title. I want to refinance the house with my father and I ONLY but I'm assuming me being married is going to prevent that from happening. My plan is to use some of the cash to help my spouse so that she could buy her own home and pull money out to help buy another property under my name. Of course none of this can happen if I don't refinance. Some other information: Live in CA, Currently living together and haven't started any legal separation process, Married for 14 years and have lived together in the home for 9 years (previously used as rental). Any advice will be highly appreciated. Thank you and happy investing!
